For the proposed masterplan the various uses and functions, in addition to the constraints of the Presidential Decree, the building restrictions and the existing legislation were all taken into account. Specifically, the placement of all new temporary buildings was made at a distance of 50 meters from the designated shoreline boundary. The area is treated as a unified space designated as an organized swimming beach, enriched with dining and recreation facilities, and divided into distinct functional zones.
At the two ends of the coastal area, two recreational hubs are positioned, each with a distinct character and purpose, mainly differing in the use and visitors frequency throughout the day.
These two hubs are complemented by additional commercial uses, catering to the needs of the swimming beach, utilizing the existing building complex near the proposed dining area.
Additionally, the existing structures are planned not just to service the new masterplan but to revive the true essence of the beach. All structures will be renovated and become changing rooms, showers, and restrooms, ensuring a fully functional and organized coastal environment.
Adaptive reuse is not just about preserving buildings, it’s about preserving stories, memories, and the spirit of a place.
